Do you charge any start-up fees?

No. We do not charge a start-up fee.

Why hire a property manager?

What do I need to do to my own home to make it ready for showings?

SandalWood would be happy to assist any of our clients in making their home ready for a showing. We recommend making sure you have the home and carpets professional cleaned. We recommend touching up or applying a fresh coat of paint depending on the condition. Manicure your yard and de-clutter as much as possible. Remove any valuables because your house should be shown when you are not home.

How will you marketing my house for lease?

Your home will be listed on the local MLS. In addition to the local MLS, your home will be listed on sites such as www.zillow.comwww.trulia.comwww.realtor.comwww.homes.comwww.chron.com, and more.  If you would like a sign in your yard, we have attractive “For Lease” signage as well.

How do you determine what my home will rent for?

We use historical data in the MLS system to determine what we believe your home will rent for.

Do you charge lease renewal fees?

No.

What do you charge to evict an existing tenant?

$299 plus court costs for current clients. And $399 plus court costs for non-clients.

How do you reduce the risk of a tenant not paying rent or damaging property?

We reduce the risk of a tenant not paying rent or damaging the property by using a conservative tenant screening approach. We look at tenants credit, employment history, rental history, and check for any type of criminal background to identify any potential red flags to be concerned about.

We expect that our tenants pay rent in accordance with their lease agreement. We charge late fees, send notices to vacate, and file eviction suits if a tenant is in default of their lease agreement.

Do you markup the cost of repair and maintenance charges?

No.

How do I evict a tenant?
